Important Update on Zoning Request ZC-23-067 and Upcoming City Council Meeting

On Wednesday, May 10, the Zoning Commission made a significant decision regarding the zoning request ZC-23-067. The request, which seeks to change the zoning from "E" Neighborhood Commercial to "UR" Urban Residential for the property located at the corner of Isabell and White Settlement RD, was granted a 30-day continuance. This proposed change is intended to facilitate the development of additional apartments within the River District.

This decision reflects the recognition of our concerns and the necessity for more in-depth consideration before moving ahead with such a substantial zoning alteration. It also underscores the impact our united opposition has had on this process.

We are now preparing for an essential meeting with the City Council on Tuesday, June 27, 2023, at 10:00 AM at the Council Chambers, where the denial of the zoning change request by the Zoning Commission will be presented. We strongly encourage residents to attend this meeting, to continue to demonstrate our collective opposition to the proposed development.

Mary Nell Poole, representing the developers, Magnolia Property Company, was asked by Carlos Flores of Council District 2 to organize a forum. This forum, held in collaboration with the Castleberry ISD Superintendent and the RDNA neighbors, offered an opportunity for all concerned parties to voice their concerns and gain insights from key stakeholders. The event took place on Wednesday, June 7, at the Castleberry School Board Room, located within the Gary S. Jones Administration Building, at 5228 Ohio Garden Road, River Oaks, TX 76114.

As we continue our efforts to protect the character and livability of the River District, we appreciate the ongoing support of our community. We hope to see you at the upcoming City Council meeting, and we thank you for standing with us in opposition to this proposed zoning change.

Proposed

The developers proposal for 4570 White Settlement Rd includes 90 four story units and 113 parking spaces. This site is located at the corner of White Settlement Road (south of the property) and Isbell Road (east of the property).

 

The developers proposal for 4500 White Settlement Rd includes 75 four story units and 98 parking spaces. This property is located north of White Settlement Road (south of the property) and west of 4570 White Settlement Rd.

River District Strategic Plan

In 2016, Townsite, LLC in collaboration with Good Fulton & Farrell, was retained by Fort Capital, LP and area stakeholders to host visioning workshops and to produce a masterplan for the River District. The Strategic Plan is a guide to decision-making based upon the goals and objectives established during the planning process.

We urge all residents of the River District and the surrounding neighborhoods to attend the meeting in large numbers, demonstrating our unwavering opposition to any additional apartments in this area. Your presence and active participation are vital in conveying the depth of our community's concerns.
